Due Diligence

When most investors think about doing their due diligence they approach it from a residential or commercial point of view.

For example, an investor buying an apartment or office building are more interested in comparable rents than they are comparable sales. Yes, I know the brokers push the local sales comparable approach but that is because it is less work for them. However, an investor buying a single family home sees no problem with using recent comparable sales.
